MAAR Course Calendar

NOTICE
For a detailed explanation of the TREC Staggered License plan and how it affects your education, click here.  All licensees required to complete continuing education to renew their license must complete 16 hours of education, including the 4-hour mandatory TREC Core course, 60 days prior to the expiration date of their license.
CANCELLATION POLICY
Registrants may cancel a course anytime prior to the beginning of the course and receive a full refund. If the registrant fails to cancel prior to the beginning of the course, no refund will be issued, but they may transfer the funds within 5 business days to a course of equal value. In the case of a free course, registrants who fail to cancel prior to the beginning of the course will be charged a $15 fee. Cancellation can be through a telephone call (901-685-2100), fax (901-761-4003) or e-mail (nlundquist@maar.org).

March 4 - 2009-10 TREC Core Course
This course will resolve common misconceptions and misunderstandings related to the TAR Purchase and Sale Agreement, as well as the function and appropriate uses of other TAR forms. Students will be provided with job aids to use in daily practice to assist them in properly filling out common forms and adhering to the dates and deadlines set forth in the contract. The course will also address important legal issues, including recent changes to Tennessee’s agency law and the rules and regulations of the Tennessee Real Estate Commission. This course is mandatory for all licensees required to complete continuing education to renew their license.

Reverse Mortgages and You is a three-hour program for real estate professionals that will help prepare them for the changing seniors market. Starting Point is not a replacement for an appraisal; rather, it is an enhancement to the set of tools available through the MLS and MAARdata. April 26-30 - CI 104: Investment Analysis for Commercial Investment Real Estate
Similar to CI 103, this new and expanded course is case-study driven. Within each case study, you will encounter a key investor decision. You will begin to develop the practice of integrating the CCIM Communications/Negotiations Model into all real estate decisions with a focus on using this Model in presentations. With today’s challenging real estate market, we will also take a comprehensive look into approaching risk analysis and ways to mitigate and manage those risks.

May 4 - Meth Lab Awareness
This class will include information relating to the recognition of a meth lab, the chemicals used to produce meth, and the damage caused to properties by meth production and meth smoke. State laws regarding meth lab mediation will be discussed including: liabilities for owners and agents; disclosures; options available to the owner; and testing and cleaning contamination. Meth is also a violate drug that leads people to do very dangers things in the presence of others. This class also provides information necessary to recognize the drug meth and the symptoms of its abuse. June 10 - THDA First-Time Homebuyer Class
The THDA "First-Time Homebuyer Class" will cover the THDA mortgage loan programs from a Realtor's perspective. How does a buyer obtain a THDA loan? Does a veteran have to be a first time homebuyer to obtain a THDA mortgage? What are the guidelines for a THDA loan, and who sets those guidelines? July 19 - RESPA Really Matters
This four-hour professional development workshop is designed to enhance understanding and compliance with the Real Estate Settlement Procedures Act, or RESPA. The primary focus of the workshop will be RESPA’s anti-kickback provisions, or Section 8. Students will be asked to participate in a variety of activities designed to increase their ability to distinguish between RESPA violations of the anti-kickback provisions and situations that comply with RESPA.  The exercises, along with the information provided through instruction, will better equip students to recognize and address any areas in their professional day-to-day operations or relationships that may be at risk for violating RESPA.

This course is a guide to understanding agency. Agency relationships – how they are created and governed under Tennessee law – will be examined. Also covered will be duties and disclosures to clients, customers and other parties as required by Tennessee law and the REALTOR® Code of Ethics. Finally, this course will address the issues of how and when to change agency status, selling your own listing and the importance of following your company agency policy. The THDA "First-Time Homebuyer Class" will cover the THDA mortgage loan programs from a Realtor's perspective. How does a buyer obtain a THDA loan? Does a veteran have to be a first time homebuyer to obtain a THDA mortgage? What are the guidelines for a THDA loan, and who sets those guidelines? How does a Realtor benefit from a buyer obtaining the THDA Great Rate loan? What does a Realtor need to know about the THDA Great Advantage and Great Start programs, which include either a 2% or a 4% downpayment assistance? September 22 - Meth Lab Awareness
This class will include information relating to the recognition of a meth lab, the chemicals used to produce meth, and the damage caused to properties by meth production and meth smoke. State laws regarding meth lab mediation will be discussed including: liabilities for owners and agents; disclosures; options available to the owner; and testing and cleaning contamination. Meth is also a violate drug that leads people to do very dangers things in the presence of others. This class also provides information necessary to recognize the drug meth and the symptoms of its abuse. The information will be delivered from the perspective and experience of a narcotics agent with over twenty-five years in law and drug enforcement.

This four-hour professional development workshop is designed to enhance understanding and compliance with the Real Estate Settlement Procedures Act, or RESPA. The primary focus of the workshop will be RESPA’s anti-kickback provisions, or Section 8. Students will be asked to participate in a variety of activities designed to increase their ability to distinguish between RESPA violations of the anti-kickback provisions and situations that comply with RESPA. The Starting Point class teaches real estate agents how to use home valuation tools available through MLS and MAARdata (a local application that collects current information on properties from appraisers).  When comparing properties, the Starting Point program uses factors that an appraiser would use, or that a real person would use, to help determine price.  By utilizing the most accurate tools available, provided by appraisal specialists, real estate agents will be more likely to price a home correctly and within market.
